Full turnover service for Airbnb, holiday lets and serviced apartments. Clean, linen, restock, photograph, hand back to your guest. Bookable per-turn or bundled into a Hawarden Group retainer with The Invisible Concierge for guest comms.

What's in every turnover

The standard turnover scope.

Every turnover includes the full clean, the linen reset, restocking of consumables, a damage check, and a photo report so you know what your guests are walking into.

Kitchen

Full reset

All surfaces wiped, dishes washed and put away, microwave inside and out, fridge wiped and emptied of guest leftovers, hob cleaned, sink scrubbed, bins emptied, floor hoovered and mopped.

Bathroom

Full reset

Tub and shower cleaned, sink, toilet inside and out, mirrors and surfaces wiped, supplies replenished (toilet paper, toiletries), bin emptied, floor cleaned. Limescale-checked.

Bedrooms

Full reset

Linens stripped and replaced with fresh JLC-pressed pack, bedside tables dusted, surfaces wiped, vacuumed or mopped, bins emptied. Beds made hotel-style.

Living areas

Full reset

Surfaces dusted, soft furnishings straightened, waste removed, floor cleaned. Welcome touches replaced if part of your standard set-up.

Restocking

Consumables checked

Toilet paper, toiletries, kitchen basics, welcome packs — replenished from your standing inventory or supplied by us at standard consumable rates.

Damage check & photo

Documented

Anything broken, missing or damaged is photographed and reported the same day. Photo pack of the finished property emailed to you so you know exactly what your next guest is walking into.

How we operate

Calendar-integrated, off-site stored, photo-documented.

We integrate with the calendar app you already use — most clients run Airbnb, Booking.com or a PMS like Hospitable or Guesty. We pull the schedule, our crew turns up at the right time, the property is ready before check-in.

Spare linen and consumables can be stored at our Birkenhead facility — useful if you don't have storage space on-site, or if you'd rather not have crew rummaging through your owner cupboards every visit.

Utilities and meter checks are part of the turnover. So is damage reporting. So is the post-clean photo pack. You don't have to ask for any of it.

Pricing

Turnover rates — cleaning & linen.

Cleaning scales with bedroom and bathroom count. Linen is priced per bed set — each bed in the property is charged at its set rate per turnover. Bathroom and kitchen kit (bath towels, hand towels, bath mat, tea towel) included in the rotation pool.

Cleaning · base

1-bed turnover — £40

Full turnover scope as above. Most one-bed Liverpool city-centre apartments fall in this tier.

Cleaning · per extra bedroom

+£10

2-bed at £50, 3-bed at £60, 4-bed at £70. Larger properties quoted by walkthrough.

Cleaning · per extra bathroom

+£10

Where the property has more than one bathroom or WC, each additional is uplifted on the base rate.

Linen · single bed set

£10 per turnover

Single sheet, duvet cover, pillowcase. Hospital-grade wash, calendar-finish press, delivered fresh and rotated through stock.

Linen · double bed set

£12 per turnover

Double sheet, duvet cover, 2× pillowcase. Same rotation pool, same finish standard.

Linen · king bed set

£13 per turnover

King sheet, duvet cover, 4× pillowcase. Common in Liverpool waterfront serviced apartments.

Linen · superking bed set

£14 per turnover

Superking sheet, duvet cover, 4× pillowcase. Premium nightly-rate units.

Multi-bed property example: a 2-bed STR with a king in the master and a double in the second bedroom = £13 + £12 = £25 per turnover in linen, on top of the cleaning rate.
