Void turnovers

End-of-tenancy clean + linen reset (if applicable) + walkthrough + photo pack to landlord. Same-day turnaround on most properties. The single most common reason agents call us.

Maintenance & repairs — in-house

Almost everything a property needs gets handled by our own team. Decorating, joinery, tiling, plastering, flooring repairs, kitchen and bathroom fixes, fittings, locks, drainage, garden tidying, gutter clearing, fence and gate repairs, appliance fitting. We don't sit between you and a contractor for every small job — we turn up and fix it. The only work we sub out is the certified trades — gas, electrical, plumbing — where a registered engineer is legally required.

On-call response

One number for tenants or guests during your hours-off. Triaged, responded to, escalated to you only when it actually needs you. Stops the 11pm "the boiler's making a noise" call landing on your phone.

Key holding

Secure key safe at our Birkenhead facility. Master access for emergencies, contractor access for trades, turnover access for our own crews. Logged in and out.

Inventory & inspections

Move-in/move-out inventories with photo documentation. Quarterly walk-throughs available — useful for HMOs and lettings agents who can't visit every property every month.

Certified trades & compliance

Gas Safety, EICR, EPC, fire-risk and Legionella where required. We don't hold the certificates ourselves — but we keep the renewal calendar, book the registered engineer, supervise the visit, and sign off on completion. Same arrangement for any larger plumbing or electrical job that needs a Part P / Gas Safe ticket.

16% of monthly rent — our standard arrangement for buy-to-let landlords. Covers on-call response, key holding, quarterly walk-throughs, contractor coordination, and inventory work. Pricing scales with rent so a void month is a no-fee month.

Flat per-property retainer — for HMO operators, serviced-property owners, and landlords who want a predictable monthly figure. Quoted via enquiry after we understand the property, the workload, and the response standard you need.
