Hawarden Professional Cleaning

End-of-tenancy deep cleans.

Move-out deep cleans to landlord and agent specification. Inventory-friendly, photo-documented on completion. Same-day turnaround possible on most properties.

House or flat. Includes deep clean of kitchen and bathroom, all internal surfaces, skirtings, doors, frames, handles, light switches, mirrors, banisters, radiators, fireplace, internal windows and sills, floors throughout.

2 bed

From £200

House or flat. Same scope as 1-bed plus second bedroom and any additional living space.

3 bed

From £245

House or flat. Same scope plus third bedroom. Most family-home turnovers fall in this tier.

4 bed

From £305

House or flat. Larger family homes and HMO conversions. Same scope, scaled to footprint.

End-of-tenancy extras

Add-ons priced separately so the headline number stays clean.

Recurring contracts & one-offs

Hourly services — office and commercial.

Where work is scoped by time rather than by job — recurring office cleans, one-off deep cleans, communal-area rotations, post-build resets.

Hourly rate

£20 per cleaner

Standard hourly rate across office and commercial contracts. Vetted, uniformed crews. Same team on your site for continuity. We supply all equipment unless agreed otherwise.

Minimum callout

£40

Minimum charge per visit. Equivalent to two hours' work. Most one-off jobs run 2–4 hours; recurring contracts are scoped by site after walkthrough.

HMO & communal

Per-site quote

Communal-area contracts for landlords with multi-unit portfolios — corridors, stairs, entrances, shared kitchens and bathrooms. Quoted by site after walkthrough.

Hawarden Linen Rental & Airbnb turnover

Serviced-property turnaround.

Cleaning and linen for Airbnb, holiday lets, and serviced apartments. Cleaning scales by bedroom and bathroom count; linen is priced per bed set. Bathroom and kitchen kit included in the rotation pool. Both billed per turnover.

Additional bedroom uplift on the base rate. So a 2-bed turns at £50, 3-bed at £60, 4-bed at £70.

Each additional bathroom or WC beyond the base. Common in 2-bed-plus serviced apartments.

Linen · single

£10 per bed

Single bed set per turnover — sheet, duvet cover, pillowcase. Stock-rotated, hospital-grade wash via our laundry partner.

Linen · double

£12 per bed

Double bed set per turnover — sheet, duvet cover, 2× pillowcase.

Linen · king

£13 per bed

King bed set per turnover — sheet, duvet cover, 4× pillowcase.

Linen · superking

£14 per bed

Superking bed set per turnover — sheet, duvet cover, 4× pillowcase. Premium nightly-rate units.

Each bed in the property is charged at its set rate per turnover. A king + double = £13 + £12 = £25 per turnover in linen, on top of the cleaning rate.

Hawarden Group

Property management — two ways to engage.

Pick whichever fits your portfolio: a percentage of monthly rent for landlords who want pricing tied to performance, or a flat per-property retainer for operators who prefer a predictable monthly cost. Bundled access to The Invisible Concierge included on serviced and short-term let units.

Standard rate

16% of monthly rent

Our default arrangement for buy-to-let landlords. Covers on-call response, key holding, quarterly walk-throughs, contractor coordination, and inventory work. Pricing scales with your rent — vacancy means no fee.

Flat retainer

Quoted per property

For HMO operators, serviced-property owners, and landlords who'd rather pay a fixed monthly figure regardless of rent. Quoted via enquiry after we understand the property, the workload, and the response standard you need.

Contractor coordination

Cost + small admin fee

Plumber, electrician, decorator, glazier, locksmith. Invoiced at supplier cost plus a transparent administration fee — no markup, no hidden margin.

White-label & agent contracts

Bespoke

For letting agents and HMO operators with regular volume. Tell us about your portfolio and we'll come back with a tailored arrangement.

The fine print

How quotes work.

All prices on this page are indicative. Final quotes are confirmed after a free walkthrough (for end-of-tenancy and recurring contracts) or an initial consultation call (for property management retainers).

Quotes are valid for 30 days from the date of issue. Prices exclude VAT, which is added at the prevailing rate where applicable.

For one-off jobs over £500, a 25% deposit may be requested at booking and is set against the final invoice. Recurring contracts run on rolling monthly terms — no minimum-term lock-in.
